Energy Performance Certificates – Existing Dwellings

Assessment Procedure

The SAP (Standard Assessment Procedure) energy rating, calculates the Carbon Dioxide Emission Rate of a dwelling (DER) and compares it to the Target Carbon Dioxide Emission Rate (TER) of a notional dwelling of the same size. It also calculates a Design Fabric Energy Efficiency (DFEE) and compares that to a Target Fabric Energy Efficiency (TFEE).

The TER and TFEE is calculated using a standard methodology set out my the Ministry of Housing, Communities and Local Government (MHCLG) and entered into approved software following conventions agreed by the Building Research Establishment (BRE) MHCLG, accreditation schemes and other industry professionals.

Technical Competence

Our assessors are fully accredited with Elmhurst Energy and use approved software SAP2012, SAP2009 and SAP2005 to produce “Design Stage” and “As Built” SAP calculations and On Construction Energy Performance Certificates (EPC’s) for new dwellings.

Building Regulations

To comply with current Building Regulations Approved Document L1A both the DER and the DFEE must be no worse than the calculated TER and TFEE.

All new dwellings registered with a Building Control Body on or after 6th April 2014 must be assessed using SAP 2012 to comply with Approved Document L1A (2013).

New dwellings which may have been registered before 6th April 2013 will be assessed using SAP 2009 to comply with Approved Document L1A (2010).

SAP Requirement

Each individual new build dwelling will require a SAP calculation to be produced and submitted to Building Control prior to commencement of construction on site.

On completion the SAP calculation will be updated, if any changes have been made to the design specifications and the air tightness test result will be entered to produce the As Built SAP calculations which will, in turn, be used to produce the On Construction Energy Performance Certificate.

Assessment Preparation

To accurately produce the Design Stage SAP assessment it is important to have a full set of architects drawings to include floor plans, elevations and sections, as well as a site plan. Full construction specifications for all types of walls, floors and roofs – including party walls, details of proposed heating, ventilation and a/c systems, including fuel type and controls, specifications of external doors, windows and roof lights and details of any renewable energy sources (i.e.) solar panels, photovoltaic panels, wind turbines and hydro electric
